These are the terms and conditions governing the supply of our products and services related to obtaining a title register, title plan, and other services listed on our website from time to time. Please read these terms carefully before submitting your order. These terms explain who we are, how we will deliver products to you, how the contract may be modified or terminated by either party, what to do if an issue arises, and other key information. If you believe there is an error in these terms, contact us to discuss.
When submitting your order, you will be required to click the “I agree” button to confirm your acceptance of these terms. Failure to do so will prevent you from accessing our services.

We are landregistryportal.co.uk, operating under the trading name Land Registry Portal Ltd, a company registered in the United Kingdom.
Our ICO number is available on request.
Please note that we are not part of the UK Government, nor are we affiliated with any of its departments, including the Department for Work and Pensions (DWP), HMRC, HM Land Registry, or Job Centre Plus. Our contract with you
We will accept your order once you have agreed to our “terms of service” on our website, completed the payment, and received a confirmation email. At that point, a contract will be formed between you and us.
Reasons we can accept your order
If we are unable to accept your order, we will notify you and you will not be charged for the services. Possible reasons for this include:
- You are under the age of 16;
- Unexpected limitations on our resources beyond our reasonable control;
- Inaccurate information submitted in the form;
- A reasonable belief that you are engaging in criminal or fraudulent activity, or causing nuisance, annoyance, or inconvenience to a third party;
- An error in the price or description of the services has been identified; or
- We are unable to meet a delivery deadline you have specified.
UK only
We only provide services within the UK. While we may accept orders from outside the UK, our products are exclusively related to the UK, and you must be located within the UK to access our services.
Cooling off period
By placing an order with us, you agree to waive your right to any cooling-off period. In return, you will be able to download the documents as soon as we send them to you via email.
Third parties
If you are submitting an application on behalf of a third party, we require confirmation that you have obtained their consent and that the individual (if applying personally) would not be in violation of any of these terms.
Making changes
If you wish to make any changes to your order, please contact us as soon as possible. We will inform you if the change is feasible. If it is, we will notify you of any adjustments to the price, delivery timing, or any other necessary modifications resulting from your request, and ask you to confirm if you’d like to proceed. If the change cannot be made or the resulting modifications are unacceptable to you, you may choose to terminate the contract (see clause: Your rights to end the contract).
Our service
- We provide a fully online application service, available 24/7. During the order process, you will have the option to choose the relevant processing times for when we will deliver the services, should we accept your order.
- Your order will be reviewed by us before being submitted to HM Land Registry. Following this, we will assist in locating the relevant Land Registry documents you have requested.
- The estimated completion date for the services will be provided during the order process. However, this is an estimate only and should be used as a guideline. Our goal is to send documents Monday to Friday within 24 hours of purchase.
- We will keep you updated throughout the process, including notifying you when we begin, submit your application, and complete the processing of your information.
Failure to submit correct information
We may need certain information from you in order to provide our services, such as the details provided during the order process. If this information is missing, appears incorrect, or incomplete, we will contact you to request it. If you do not provide the required information within a reasonable time or provide incorrect or incomplete details, we may either terminate the contract or charge a reasonable fee to cover any additional work required. We will not be responsible for delays or incomplete services caused by your failure to provide the necessary information in a timely manner.
Service completion
When the relevant document has been reviewed, processed, retrieved, and sent to you via a confirmation email, your order is considered complete. In cases where a document is not available in digital format and we have search for the document, our confirmation email with the status serves as confirmation that the order has been fulfilled.
Refund policy
If you are not satisfied with our service you can get a refund within 30 days of your order.

Liability
We do not exclude or limit our liability to you in any way where it would be unlawful to do so. This includes liability for death or personal injury caused by our negligence or the negligence of our employees, agents, or subcontractors; for fraud or fraudulent misrepresentation; and for breaches of your legal rights related to our products.
We are not responsible for business losses. Our products are supplied solely for domestic and private use, and as such, we are not liable for any loss of profit, loss of business, business interruption, or loss of business opportunities.

Law
